Description of Project
1880 constructed Victorian Heritage home that was previously a boarding house , stripped completely and converted into 2 separate dwellings.
Client Brief
Preserve as many of the original features as economically feasible as possible and to restore the existing facade.
Outcome
Restored Victorian home with original floors and features that now incorporates modern living appointments. New rear 2 bedroom dwelling with spacious yard and side court yard.
Special Features
Existing facade removed and restored 1.8 high finial and reproduce ornate detailed barge boards. Sand stone stairs constructed with original stone on site.
Builder’s Comments
Creating the side courtyard posed several challenges with storm water connections from adjoining properties and a water service that service a number of neighbouring properties.
Substantial shoring was required as excavation of this area was against neighbouring structures.

I am the joint owner of the property and architect for the buildings works completed by S E Martin Pty Ltd in 2015. I have 40 years’ experience in architectural practice and am the author of two books on building law.
The property is a five bedroom terrace in a conservation area. When purchased, the house was derelict and the subject of a council fire safety order (Sydney City Council). The house had been empty for many years. The job included extensive earthworks and retaining walls, dealing with stormwater discharge from adjacent land that had been flooding the site for decades, and resolving problems associated with an old Water Board water supply line serving a number of adjacent houses.

The project involved total refurbishment of the building and division of the building into two attached dwellings. Simon also provided two complete kitchen fit-outs and all of the built in cupboards. The condition of the building was such that the documentation required a number of provisional sums and variations. Simon was one of only two tenderers (out of six) prepared to give a lump sum price for the work. Simon’s documentation of progress claims and variations was meticulous.
A successful building contract delivers in the three key areas of time, cost and quality. Simon satisfied all three requirements at an exceptionally high level. In addition, Simon was of invaluable assistance in negotiating with neighbours and the certifier (Sydney City Council), as well as providing good advice on a number of building issues as the work progressed.
